See it in action
An example. The situation is made up to show how the pack works.
The situation
You own a leasehold flat in England. The managing agent has billed you £3,400 for roof works, due 1 December, and you never saw a consultation notice.
It asks you, for example
- Which country and region you are in
- HOA, condo or leasehold flat
- What the charge is, how much, when due
- What you think is wrong with it
Subject: Request for documents: major works charge for Flat 6, 14 Elm Court
Dear Managing Agent,
I received your demand dated 20 October for £3,400 towards roof works at 14 Elm Court, due 1 December (account 40712).
Major works costing any leaseholder more than £250 require consultation first. I have no record of a consultation notice.
Please send by 13 November:
1. Copies of each consultation notice, with the date and address served on me.
2. The contractor's quotes and the contract for the works.
3. The lease clause you rely on for this charge.
I dispute this charge until I have seen these documents, and I reserve my rights. My regular service charge will stay paid as normal.
Kind regards,
[YOUR NAME]
Flat 6, 14 Elm Court
When the papers arrive, it runs the three tests and drafts your dispute, then sets out the tribunal route if nothing changes.

The message most people send, and the one this pack writes
Subject: Special assessment Hi, I got the bill for the special assessment and I think it is way too much. Nobody asked us about this and it is not fair. I won't be paying it until someone explains what is going on. Thanks
No figures, no clause, no clear ask, and saying you will not pay can bring late fees and a lien.
Subject: Request for documents: special assessment for 2214 E Calle Rosa Dear Desert Vista HOA Board, I received the notice dated 20 February for a $2,600 special assessment for the pool and clubhouse renovation, due 1 April. Section 7.4 of the CC&Rs requires a majority owner vote for special assessments above $1,000 per lot. I am not aware of a vote. Please send by 13 March the minutes that approved it, any vote count, and the renovation contracts. I dispute the assessment until I have seen these, and I reserve my rights. Kind regards, Jordan Lee
It names the clause, asks for specific papers by a date and disputes without refusing to pay. An invented example from the pack.

Questions
Which AI does it work with?
Claude, ChatGPT, Gemini, Grok and Microsoft 365 Copilot take it as a skill: upload it once and it switches on by itself. On any AI and any plan, attach the text file to a new chat and type "Follow this file", or add it to a project.
How do I get it?
Pay once by card. The download button appears straight after payment and your receipt comes by email. No account, no subscription.
Can I keep it ready for next time?
Yes. Upload the skill once to Claude, ChatGPT, Gemini, Grok or Microsoft 365 Copilot, or add the text file to a ChatGPT Project or custom GPT, a Claude Project, a Grok project or a Copilot agent. The start-here guide shows each.
Does it send anything for me?
No. It writes each message and you read it and send it yourself.
Is this legal advice?
No. It helps you put your case clearly and keep it moving. For large sums, a court date or anything you are unsure about, speak to a lawyer or a free advice service where you live.
What if it does not work for me?
You have 14 days to get your money back if it does not do what this page says. Tell us what you asked it and what it returned.
