See it in action
An example. The situation is made up to show how the pack works.
The situation
You are a UK estate agent selling a two-bedroom flat with a balcony. In its third week on the market it had 8 enquiries, 3 viewings and one second viewing booked.
It asks you, for example
- Your name, agency, and sales or lettings
- The towns you cover, and the country
- What you sell and your usual price range
- Your tone, and words you never use
Subject: Your flat: this week's update
Hi Mark and Jo,
Here is this week's update on the flat.
We had 8 enquiries and 3 viewings. No offers yet.
Monday 6pm: they liked the balcony and the kitchen, and have booked a second viewing for Saturday at 11am.
Wednesday 12.30pm: they liked the location but found the second bedroom too small for a home office, so they are not taking it further.
Thursday 5.30pm: I have asked for feedback and will pass it on when it comes.
I will be at Saturday's second viewing and will call you afterwards. Next week's update comes on Friday as usual.
[Your name]
If interest stays flat, it drafts a price review email from your figures, once you give it the new price you recommend.
An AI assistant for estate and real estate agents in 7 skills, one per job, for the AI you already use. It writes your listings, posts and client emails from your facts only.
Set up your agency once and give it a property's facts each time. It writes the listing, the posts, the buyer and seller emails, the market update and your valuation prep, and flags anything missing or risky before it goes out.
What you are buying
- 7 skills, one per job, each one checking its own work before you see it
- A Property Sheet for every home, and a MISSING list for any fact you have not given it.
- A material information block under every UK listing, and a rule in every country: describe the home, never who should live there.
- Fixed lengths for listings, posts and emails, and a valuation talking range built from your own comparables with the maths shown.
- An app, a login or a subscription. You pay once.
- A valuer. It gives a range from the comparables you paste; you set the price.
- Legal advice. It flags the rules on misleading listings and fair housing and tells you where to check.
- A CRM or portal feed. It does not post listings or email anyone; you paste, it writes.
Your AI today, and with this
Nestled in a sought-after location, this STUNNING family home is perfect for young families! Moments from outstanding schools and deceptively spacious throughout. Won't last long, call now!
Hype, invented facts about schools and distance, a line on who should live there, and pressure nobody confirmed.
HEADLINE: Three-bedroom end-terrace with a south-facing garden, Frome SUMMARY: An end-terrace house with three bedrooms, a kitchen-diner refitted in 2023 and a south-facing rear garden of about 40 ft. It is a 9-minute walk to Frome town centre and 12 minutes to the station. Freehold, council tax band C, EPC rating D. Guide price £325,000. MISSING: Mobile signal or coverage. Residents' permit cost.
Every fact comes from the agent, the material information is there and the gaps are flagged, not filled. An invented example from the pack.
The skills inside
7 skills, one per job. A skill is a short instruction file you add to your AI once. It switches on only when you ask for its job, asks a few questions, and checks its work before you see it.
The Different line says what each skill does that a plain AI chat does not.
| Property Listing | Writes a portal listing: headline, summary, key features, description and the UK material information block.Different: Uses only the facts you give, lists every missing fact, and adds the full UK material information block with "not given" where a fact is missing. |
| Property Social Posts | Writes Instagram, Facebook and LinkedIn posts: just listed, viewing day, price change, under offer and sold.Different: Keeps each post in its platform range (Instagram and Facebook 40 to 120 words, LinkedIn 60 to 150), counts it, and shows a sold price only if the seller agreed. |
| Buyer Emails | Writes buyer emails: enquiry replies, after a viewing, listing matches, gone quiet, offer updates and closes.Different: Sends a gone-quiet email five working days after the viewing email, stops after two, and writes interest or offers only in the numbers your notes give. |
| Seller Emails and Feedback | Writes seller emails: after a valuation, weekly updates, viewing feedback, offers, price reviews and closes.Different: Names viewers by slot, never by full name, keeps every feedback point when softening, and sends the weekly update even when nothing happened, saying so. |
| Property Copy Check | Checks a listing, post or email you wrote and returns the fixed copy first, with up to five lines of changes.Different: Tests every line with one question (the home, or who should live there), cuts claims with no fact behind them, and lists every missing fact. |
| Market Update Email | Writes a monthly or quarterly market email from your figures, up to three numbers, with the maths under it.Different: Uses only the figures you paste, names the source of each, gives no percentage on fewer than 5 sales, shows the maths, and never forecasts prices. |
| Valuation Prep Sheet | Builds a one-page valuation prep sheet: comparables, a talking range with the maths, and the questions to ask.Different: Drops any comparable more than 25% off the others' median rate, needs 3 sold comparables for a range, shows every sum, and leaves the valuation figure to you. |
How you use it
- Upload each skill once from the 1 - Skills folder to Claude, ChatGPT, Gemini, Grok or Microsoft 365 Copilot. Each one switches on by itself when its job comes up.
- No skills on your plan, or another AI? Attach the all-in-one file to a chat, or add the skill files to a project or custom GPT.
- Ask for the work in plain words. The skill asks a few short questions first, then does the job.
See the set-up steps for each AI before you buy.
What arrives
A zip file, straight after you pay. Inside:
- A start-here PDF with the clicks for each AI.
- 7 skills, one per job, ready to upload to Claude, ChatGPT, Gemini, Grok or Microsoft 365 Copilot.
- The same skills as text files for ChatGPT, Gemini, Grok, Copilot or any other AI, and one all-in-one file.
Good to know
- It never invents a fact about a home. If you have not given it the broadband, the lease or the parking, it says so under MISSING instead of guessing.
- UK material information guidance is being rewritten, with new government guidance expected, and US fair housing rules vary by state. It tells you what to check; it is not legal advice.
- Valuation prep gives a talking range from the comparables you paste, with the maths. The figure you put to the seller is yours.
- Once a sale completes, the Referral and Testimonial Asker pack asks happy clients for reviews and referrals.
- 14 days to get your money back if it does not do what this page says.

Questions
Which AI does it work with?
Claude, ChatGPT, Gemini, Grok and Microsoft 365 Copilot all take the skills as uploads. Where your plan has no skills, or on any other AI, use the same skills as text files, in a chat or a project.
How do I set it up?
Upload each skill once in Claude, ChatGPT, Gemini, Grok or Microsoft 365 Copilot. It then switches on by itself when its job comes up. Otherwise, attach the all-in-one file to a chat, or add the skill files to a project or custom GPT. The start-here PDF has the clicks.
Why separate skills instead of one big agent?
Each skill does one job and holds only the rules, numbers and checks for that job, so it stays focused and the AI does not mix jobs up. You can upload just the ones you need.
Can my team use it?
Yes, inside one company. Each person sets it up in their own AI. You cannot resell or publish the files.
Does it send anything for me?
No. It drafts, you read and send. It never contacts anyone.
Is it a subscription?
No. You pay once and the files are yours to keep and change.
What if it does not work for me?
You have 14 days to get your money back if it does not do what this page says. Tell us what you asked it and what it returned.
